Quick answer

The last day to settle before Christmas in NZ this year is Wednesday 23 December 2026. The standard sale and purchase agreement doesn't count 24 December to 5 January as working days, LINZ's Landonline usually goes offline over the break, and most lawyers close. For a property-secured business loan, aim to settle by Friday 18 December and keep the 21st to 23rd as backup. Nothing much settles again until Wednesday 6 January 2027.

Key points

  • Wednesday 23 December 2026 is the last working day before the break under the standard sale agreement's definition.
  • The first working day back is Wednesday 6 January 2027, because 4 January is the Mondayised holiday and 5 January is still excluded.
  • Last summer's LINZ notice took Landonline offline from 10pm on 24 December until 6am on 3 January.
  • Aim to settle a property-secured loan by Friday 18 December, and keep 21–23 December as backup.
  • Unsecured funding needs no lawyer, valuer or title registration, so it can still land on the weekdays between the holidays.

Most business owners think of the Christmas break as a week off. For anything secured over property, it lasts closer to a fortnight, and the lead-up gets crowded well before then. If a refinance, a second mortgage or a caveat loan has to be in your account before the break, the date that matters is Wednesday 23 December 2026. Work back from it, not forward from whenever you get round to applying.

Why is 23 December the last realistic day?

There are three reasons, and they all point to the same day.

The working-day definition. The standard agreement for sale and purchase of real estate, which most NZ property deals use, leaves the period from 24 December to 5 January out of its count of working days. Business sale agreements often do the same. A loan isn’t a sale, but the lawyers acting on both are working to the same calendar and the same closing week.

Title registration stops. LINZ says Landonline runs seven days a week, including public holidays, other than the period between and including Christmas and New Year (LINZ). Last summer, both New and Legacy Landonline were offline from 10pm on 24 December until 6am on 3 January, and titles processing closed for the same stretch (LINZ summer 2024/25 notice). LINZ also notes that dealings “cannot be submitted on weekends or public holidays” (LINZ, April 2026). No registration means no mortgage, and no mortgage means no money from a property-secured lender.

People leave. Lawyers, valuers and bank consent teams all try to clear their desks before the break. By the 23rd, most of them are either finishing up or already gone. Christmas Eve is technically a weekday, but it’s no day to plan a settlement around.

The 2026–27 Christmas calendar for business funding

Here are the dates that matter, taken from Employment New Zealand’s holiday list and the standard working-day exclusion.

Date What it is What it means for property-secured funding
Fri 18 Dec Ordinary working day Best target for settlement
Mon 21 – Tue 22 Dec Ordinary working days Backup days. Expect queues
Wed 23 Dec Last working day before the break Last realistic settlement day
Thu 24 Dec Christmas Eve Outside the working-day count. Landonline likely offline from the evening
Fri 25 Dec Christmas Day Public holiday
Mon 28 Dec Boxing Day (Mondayised; 26th is a Saturday) Public holiday
Tue 29 – Thu 31 Dec Weekdays Lawyers and LINZ usually closed. Unsecured funding can still move
Fri 1 Jan New Year’s Day Public holiday
Mon 4 Jan Day after New Year’s Day (Mondayised) Public holiday
Tue 5 Jan Weekday Still inside the standard agreement’s holiday period
Wed 6 Jan First working day back Property deals start moving again, slowly
Fri 15 Jan IRD due date November-period GST and provisional tax instalments
Mon 25 Jan / Mon 1 Feb Wellington / Auckland Anniversary Local lawyers and valuers closed

Mondayisation catches people out. Because Boxing Day and the day after New Year’s Day both fall on a Saturday this summer, the holidays move to Monday 28 December and Monday 4 January. The gap looks shorter on a wall calendar than it really is.

How far back should I start? A countdown from today

Funding within 24 hours of your first application is our aim, and in an ordinary week it’s realistic for a clean file. In December, the steps that don’t depend on you all slow down: valuers are booked out, bank consent teams have a backlog, and lawyers have more signing appointments than hours. So build in some slack.

When What to have done
This week (late Oct) Decide the amount and purpose. Pull your Record of Title. Get six months of business bank statements and ID together
By Fri 13 Nov Apply. Give your lawyer a heads-up that loan documents are coming in December
By Fri 27 Nov Valuation ordered. If a registered valuation is needed, it’s booked now, not in mid-December
By Fri 4 Dec If your bank holds the first mortgage, the consent request is in
Week of 7 Dec Approval and loan offer. Read it in dollars and query anything unclear
Week of 14 Dec Documents to your lawyer, everyone signs, target settlement Fri 18 Dec
21–23 Dec Backup only. Anything still open needs a plan B by the 21st

(Illustrative only. A tidy file can move much faster, but in December the slack is what keeps a deal from sliding into January.)

What stalls a pre-Christmas settlement?

These are the things that most often push a property deal past the 23rd:

  • A registered valuation. A desktop valuation can come back in hours. A full registered valuation needs an inspection and a report, and in December the queue is long. Our page on property valuations explains which one a lender is likely to ask for.
  • First-lender consent. If your bank’s mortgage requires its consent before a second charge, the request sits in the bank’s queue, not ours. Ask early.
  • Trusts and multiple signatories. Every trustee, guarantor and owner has to sign, often with their own legal advice. One of them flying to Queenstown on the 19th can wipe out your settlement date.
  • A lawyer who wasn’t told. Documents that arrive unannounced on 22 December may simply not get looked at. See lawyers and settlement for a four-line briefing to send them today.
  • Surprises on the file. IRD arrears or a default you hadn’t mentioned won’t necessarily stop a deal, but sorting them out takes days you don’t have in December.

Does the break matter for a refinance, not just a purchase?

Yes. The working-day definition sits in sale agreements, but a refinance or top-up still needs the outgoing lender’s discharge and payout figure, the new mortgage registered on the title, and both lawyers available on the same day. A discharge request that reaches a bank on 21 December is a gamble. If you’re refinancing to free up equity for the business, treat the dates above as firm as you would for a purchase.

What if I miss the window?

You have two realistic options.

Switch to unsecured for the urgent part. Unsecured business loans of $5,000 to $500,000 are sized on turnover and bank statements. There’s no lawyer, valuer or LINZ registration involved, so they don’t depend on the closure. Same-day funding is possible for smaller unsecured amounts, and bank transfers keep moving on the ordinary weekdays between the holidays. A common approach is to cover the urgent bill unsecured now, then put longer-term property-secured funding in place in January.

Agree a January date now. If the property deal can wait, lock in a settlement date in the week of 11 January, with documents signed before the break. That way you’re first in the queue when firms reopen, rather than starting from scratch on 6 January with everyone else. If a purchase settlement is short and can’t be moved, our page on a settlement shortfall explains how to close the gap.

A worked example

A Tauranga engineering business needs $340,000 secured over the owners’ commercial unit, to pay a supplier deposit for a machine shipping in January. They enquire in the second week of November. The lender is happy with a desktop valuation, the title is clean, and their bank’s consent comes through in four working days. Documents reach their lawyer on Tuesday 15 December, and both directors sign on Wednesday. The mortgage is registered and funds are released on Thursday 17 December, with nearly a week of buffer to spare. (Illustrative only.)

Now run the same deal starting on 14 December. If the bank takes four days on consent, the lawyer can’t fit them in until the 22nd and one director is away. The money arrives on 7 January, and the supplier has already given the production slot to another buyer.

How does the 15 January IRD date fit in?

It lands just as everyone gets back. GST for the taxable period ending 30 November is due on 15 January, not the usual 28th (Inland Revenue). For March balance dates, it’s also the second provisional tax instalment under the standard or estimation option, and an instalment date for ratio and AIM users (Inland Revenue). In 2027 that’s Friday 15 January, seven working days after reopening. If finance is part of how you’ll cover it, arrange it in December.

Still in time? Let’s get you funded before the break

Most of the work in a pre-Christmas deal is lining up the parties on your side: valuer, bank, lawyer and signatories. The lending decision is often the quickest step. Starting in October or November gives you room to sort the slow parts. We do this kind of countdown every summer, so we know which steps to start first.

The enquiry takes about a minute. Sending it won’t touch your credit file. A credit check only happens if you decide to go ahead. Your details go to one specialist and stay there, so they won’t be passed around a dozen lenders, and you won’t spend December fielding calls from strangers. A real person reads what you’ve sent and calls you to work back from your deadline. Please fill in the form accurately: the amount, the property, what’s owing on it and the date you need the money. With that, the right lender can be lined up first time, before the calendar runs out.

Frequently asked questions

What is the last day to settle before Christmas in NZ in 2026?

Wednesday 23 December 2026. The standard agreement for sale and purchase doesn't treat 24 December to 5 January as working days, and lawyers and LINZ follow much the same calendar. For a business loan, plan to settle a few days earlier and keep the 23rd as your fallback.

Can you settle between Christmas and New Year in New Zealand?

Property settlements almost never happen then. Most law firms are closed, and LINZ says Landonline isn't available over the Christmas–New Year period. Last summer it was offline from 10pm on 24 December to 6am on 3 January. Unsecured funding doesn't need either, so it can still be paid out on an ordinary weekday.

Are 24 December to 5 January working days?

Not under the standard agreement for sale and purchase of real estate, which leaves that period out of its working-day count. Loan documents use their own definitions, but lawyers and registration work to the same rhythm, so treat that fortnight as closed for anything involving a title.

When is the first working day after the Christmas break in 2027?

Wednesday 6 January 2027. New Year's Day is Friday 1 January, the day after New Year's Day is Mondayised to Monday 4 January, and 5 January is still inside the standard agreement's holiday period. Many firms reopen later in the month.

How late can I apply for a business loan and still be funded before Christmas?

For property-secured lending, apply by late November if you can, so there's room for a valuation, any consent from your bank and the lawyer's signing appointment. For a smaller unsecured amount, an application with complete bank statements on Monday 21 December can still realistically fund before the break.

My IRD payment is due on 15 January. Does the break change that?

No. GST for the period ending 30 November and many provisional tax instalments are due on Friday 15 January 2027, just over a week after most offices reopen. If you need finance for it, arrange it before Christmas rather than in the first week back.
